Imagine being able to walk out of your apartment, grab a cup of coffee, and head next door for a morning activity with friends. No long drives, no complicated plans, just a place where everything feels a little more connected. For some of Fresno’s older residents, that could eventually become a reality along Blackstone Avenue.
There’s a new housing development in the works, and this one is designed with Fresno’s senior community in mind.
On October 22, the Fresno City Council approved a $4.3 million conditional funding commitment toward a new affordable senior housing project at 4323–4333 N. Blackstone Avenue, near Swift Avenue.
The proposed development, called Vantage Blackstone, would bring 100 apartments to the area, right next to Fresno’s new Senior Activity Center.
And I think that location is what makes this project particularly interesting.

More Than Just Another Apartment Building
The plan calls for 100 apartments, with 99 designated for income-qualified households and one reserved for an on-site manager. The apartments would serve seniors at different income levels, with eligibility ranging from 30% to 70% of the Area Median Income.
But here’s what caught my attention: residents would be living right next to a community center designed specifically for seniors.
Instead of having to drive across town for activities, programs, or opportunities to socialize, residents could have those resources just a short walk from home. For older adults, especially those who no longer drive regularly, that’s a pretty big deal.
Could This Be an Option for Someone You Know?
Maybe your parents are thinking about downsizing, or you know someone who’s retired and finding it harder to keep up with rising rental costs. This is the kind of project that might be worth keeping on their radar.
While the apartments are intended for income-qualified seniors, the exact rental prices, age requirements, and application process haven’t been announced yet.
Know someone who might benefit? It’s worth following the project’s progress. There may be an opportunity down the road, once financing is secured and leasing details become available.
What’s the Timeline?
The project has taken an important step forward, but there are still a few things that need to happen before construction begins.
Selected Developer
The city has selected Samuelian Group LLC as the developer, with plans to use modular construction. Parts of the building would be manufactured off-site and assembled at the property, potentially saving time and construction costs.
Additional Financing Needed
The developer still needs to secure additional financing. No official construction start date or completion timeline has been announced.
55-Year Ground Lease
The city is also proposing a 55-year ground lease for the property at just $1 per year, subject to the project’s required conditions.
Rental rates, application details, and specific age requirements haven’t been released yet.
Why This Matters for Fresno
We talk a lot about Fresno’s growth, whether it’s new restaurants, shopping centers, or housing developments. But I think projects like this deserve attention, too.
Not everyone is looking to buy their next home. Some longtime Fresno residents simply want an affordable place to live while staying close to the community they’ve known for years.
And combining senior housing with a nearby activity center seems like a smart approach.
Of course, 100 apartments won’t solve Fresno’s housing affordability challenges, but it’s another step worth watching.
What Do You Think?
Would you like to see more affordable senior housing developments like this around Fresno and Clovis?
I’ll be keeping an eye on this project as more details become available.
