Fresno 93710: Strong Seller Conditions Meet Serious Price Sensitivity

Fresno 93710 is giving us one of the clearest examples of why a simple label like “seller’s market” never tells the whole story.

👉The quick read: The Market Action Index is 56, inventory is only 21 homes, and the median list price is $434,900. Yet 62% of active listings have recorded a price reduction. Sellers still have the advantage, but buyers are making them earn it.

The Big Picture: Low Supply Is Supporting the Market

With only 21 homes available, buyers do not have a deep pool of alternatives. That limited supply continues to support sellers even as the market cools from last month’s intensity.

The central theme for this week’s 93710 report is simple: scarcity is supporting prices, while buyers are enforcing pricing discipline.

The Numbers Defining 93710 Right Now

The Number That Jumps Off the Page: 62%

A price-reduction rate of 62% is significant in any market, but it is especially notable when inventory is only 21 homes and the Market Action Index remains firmly in the seller’s zone.

This is not a contradiction. It is evidence that a market can be competitive without being careless. Buyers may have fewer homes to choose from, but they are still comparing value closely. If a property launches above where its condition, size or location can support the price, limited inventory alone may not save it.

The gap between the $434,900 overall median and the $450,000 new-listing median is also worth watching. Sellers entering the market are asking more than the median of the full active pool. If buyers continue to push back, that gap could produce more price adjustments.

What the Four Price Segments Reveal

Altos divides the active market into four approximately equal segments. The segment view shows that performance varies meaningfully by price point.

The lower-middle segment is moving fastest, with a median market time of 35 days around a $425,000 asking price. These homes also offer a larger median living area than the upper-middle tier, which may help explain the quicker buyer response, although the report does not identify the precise cause.

The upper-middle segment is the slowest at 77 days, despite sitting only about $20,000 above the lower-middle tier. The top tier is moving in 42 days, while the entry tier is taking 63 days. Lower price alone is not guaranteeing a faster sale.

93710’s Housing Profile Matters

The segment data shows typical home ages ranging from 53 to 65 years, with most segment profiles offering 8,000 to 10,000 square foot lots. That combination makes apples-to-apples pricing more difficult.

Two homes with similar square footage may have very different values based on renovation quality, roof and mechanical systems, energy upgrades, layout, landscaping and overall maintenance. The $244 price-per-square-foot figure is useful context, but it should never replace a property-specific comparison.

What Sellers Should Take From This Market

Sellers have leverage because buyers have limited choices. The mistake would be assuming that low inventory eliminates the need for careful pricing.

The 62% price-reduction rate is the clearest warning. A seller who starts too high may still get attention, but attention does not always become an offer. Pricing close to where buyers have already validated the market can create urgency that an inflated list price cannot.

What Buyers Should Take From This Market

Buyers should be prepared for limited selection. With only 21 active homes, the right property may not have an obvious substitute. A fresh, well-priced listing can still require quick action.

At the same time, the reduction rate means buyers should not assume every list price represents final market value. Older listings, especially those already adjusted, may offer room for a more detailed conversation.

The Indicator to Watch Next

The Market Action Index has moved from 61 to 56. That is still a strong reading, but the direction is downward. Altos notes that prices are bouncing around current levels. A persistent decline could precede a price dip, while a renewed rise could put previous highs back in play.

For now, 93710 remains a seller’s market with a buyer’s attention to value. Low inventory is keeping the market firm, but the price-reduction rate makes one point unmistakable: the homes that win are the homes that make sense to buyers from the start.

I broadened my mind at its schools (I went to high school right here at San Joaquin Memorial, and to college at Fresno State!) I love that if I drive for two hours in one direction, I can be in the mountains. For two hours in another, luxuriating on a California beach. I can enjoy the cosmopolitan atmosphere of San Francisco or Los Angeles, but still be able to come home to relaxation, calm, and quiet.
