First-time homebuyers got some good news in Fresno recently! There is a new program offering up to $25,000 in grant funds for down payment and closing costs. This is big news as these funds are a full grant and, therefore, do not require repayment. Most home buyer assistance programs come with a catch or a higher monthly obligation to repay the assistance loan, but not this program!
A fundraising affiliate of Fresno Housing, Beyond Housing Foundation, has received funds to initiate a down payment assistance program to help families in Fresno and Madera counties.
You are eligible if you are a first-time homebuyer in Fresno or Madera County and one of the two conditions are met:
- If your annual household income is less than $101,160, OR
- A buyer may still be eligible if they’re over the income limit, as long as they’re purchasing a property within a “Majority Minority – owned census tract”.
Participants must complete an approved 8-hour homebuyer education course. Buyer must meet all requirements of traditional loan approval in order to utilize these funds. Once the homebuyer has an accepted real estate contract to purchase a home in Fresno or Madera County, their lender can submit the loan package to the Beyond Housing Foundation and request that the grant funds be secured.
- Get pre-approved
- Start shopping with your realtor
- Get your offer accepted to purchase a home
- Your lender will begin to process the loan toward closing and submit the loan package for the grant funds.
- Celebrate!
