Questions to Ask When Hiring Real Estate Agents

Real estate agents are your guide to selecting the perfect home that meets your needs. Their entire job is to help you with the home buying process. They’ll help you find a home in your preferred neighborhood, provide important information, and advocate for you. Thus, it’s important to find an experienced and professional real estate agent that matches your vision. Here are a few questions to ask before hiring a real estate agent.

1. How Long Have They Been a Real Estate Agent?

Experience can make a significant difference when selecting a real estate agent. Experienced real estate agents will know a lot about their position and have established connections with other professionals in their line of work. Plus, they’ll be able to anticipate potential issues before they occur. This will allow them to make helpful negotiations if they’re necessary. If it’s possible, hire a real estate agent who has been in the business for a few years.

2. What Are Their Credentials?

Consider their credentials and ask questions that help you understand their qualifications. Do they have an official real estate license? Do they have references that you can contact? These questions may seem straightforward, but they’ll protect you from potential scams. Much like you’d want to inquire about an incoming employee, it’s always good to hear directly from their previous customers. Take a glance at online reviews to get a well-rounded view of their professional background.

3. Do They Work Independently or With a Team?

Real estate agencies can be just as helpful as independent agents. Even so, it’s important to establish their background so you don’t feel blindsided. Real estate agents can either work on their own or with a team of assistants and other professionals. If you know that you’ll be working with an agency, establish your point of contact and what gets sent to their support team. Thankfully, if your primary real estate agent is unavailable, another team member can step in and help you.

4. How Long do They Work With Buyers?

Finding the perfect home can be a long and complicated process. It can either take a very short amount of time or several weeks. Real estate agents can help you streamline this process to find a home that fits your needs. However, since it takes an average of 30-60 days to purchase a home, real estate agents shouldn’t be working with buyers for more than 6 months. If you learn that they commonly spend several months with clients, you might want to consider another agent.

5. How Often Do Buyers Find a Home With This Agent?

Real estate agents should be knowledgeable about the area you’re interested in. Every community is going to be different, especially if you have specific preferences. A good real estate agent will also work within your budget to help you find an affordable home. With that in mind, it’s important to understand the difference between real estate agents who successfully sell homes and those who primarily work with buyers. You should select an agent that has a long history of success with their clients.

6. How Will I Pay Them?

Before selecting a real estate agent, find out if they fall within your budget. Find out how your agent should be compensated before agreeing to work with them. Generally speaking, agents aren’t paid through the usual means of commission. In most cases, the seller pays a fee to their broker where the commission is divided between the buyer’s agent. Final amounts will vary depending on the market and agent but usually rounds up to about 6% for the buyer’s and seller’s agents.

7. What is Their Availability?

To finalize a purchase of your dream home, you need to have the assistance of your real estate agent. Unfortunately, this can become difficult if they don’t work full-time or with an agency that can assist you while they’re unavailable. Try to work with a full-time real estate agent that can help you with most of the process. Otherwise, ask honest questions about their availability and find out if their schedule works well with yours.

8. How Should I Contact Them?

Good communication is an essential part of the home buying process. While you shouldn’t be having full conversations with your real estate agent at all hours of the day, you should establish a reasonable means of communication. A five-minute period may mean the difference between buying a home or losing your chance. Thus, your real estate agent should be contacting you daily with a form of communication you both prefer.
