Staging Your Home: Tips To Try & Mistakes to Avoid

Are you looking to spruce up the old aesthetic of your home? Perhaps you’re preparing to list your home for sale and need to update its appearance. Restaging a home can feel like an overwhelming challenge. Where does one begin? How can we make the most of the space we’re in? Whether you’re experienced in restaging homes or brand new to the task, we’ve listed some do’s and don’t’s to ensure your space matches whatever aesthetic you’re going for.

Reasons To Stage A Home

If you’re staging a home to sell, you’ve made a wise decision in choosing to restage your space. Did you know that buyers are more willing to spend up to 5% more on a staged home over one that isn’t? Additionally, staged homes spend 73% less time on the market than non-staged homes. As we know, the longer a home stays on the market, the further the price drop. While it may seem like an unnecessary step, the numbers speak for themselves, and restaging your home will likely be an investment that pays off.

Remain Mindful of Size

Regardless of the space, you’re working with, whether it feels too small or too large and open, there is always a way to use your items and furnishings to play to the room’s strong points. When staging a home, the size of the pieces you’re using is relative to the room size. For example, if you’re working with a smaller bedroom, avoid feeling the need to include every piece you have. We want to avoid making the room feel tight with bulky furnishings, so find pieces that are smaller and able to complement the area they’re occupying.

Style Consistency

When choosing how to restage a home, one of the first steps should be to decide on what style will work best for the aesthetic you want to achieve. Consistency is key, so be sure to remain mindful of the color scheme and style you’re following. While uniformity isn’t necessary, and several complimentary colors can go together, you’ll want to avoid having an inconsistent setup of pieces and colors that don’t flow.

Budget Your Restage

Just like anything else, creating and planning a budget for your restage will help keep you on track. Restaging a home can quickly become a costly venture if you’re looking to upgrade your furnishings and pieces, so it’s best to set the budget prior to shopping around. You’ll be able to limit your spending and make great use of the pieces you already have in your home. Restaging a home can give your space the beautiful refresh it needs when done correctly. What initially seems like an overwhelming task can be broken down into smaller steps that make your restage simple and enjoyable. Be sure to follow these tips and remain mindful of what will create the best aesthetic for you.

I grew up in Fresno. Relaxed in its calm breezes, listened with my dad to the crack of the bat at little league baseball games when I was a kid and now take my son to do the same at minor league games. I broadened my mind at its schools (I went to high school right here at San Joaquin Memorial, and to college at Fresno State!) I love that if I drive for two hours in one direction, I can be in the mountains. For two hours in another, luxuriating on a California beach. I can enjoy the cosmopolitan atmosphere of San Francisco or Los Angeles, but still be able to come home to relaxation, calm, and quiet.

I love where I live, and I also love what I do. I'm lucky to be able to work in a profession in which I get to build relationships; one that has me meeting new people each and every day and helping them to build new lives in my beloved city. I'm lucky enough to work in a profession in which I can marry cutting-edge technologies and marketing techniques to good, old-fashioned, nose-to-the-grindstone work. I am lucky enough to work in a profession that allows me to work as an advocate for my clients; to use every tool at my disposal to get a job done well for them, and with as little stress and expense as possible.

I love my city. I love my job. One inspires my excellence for the other.
