Fresno 93726: Strong Demand, Tight Inventory and a Market Near Its Highs

Fresno’s 93726 housing market is sending two messages at the same time. Sellers still hold a meaningful advantage because inventory is limited and homes are moving, but buyers are also showing that they will not blindly accept every asking price. That tension is what makes this week’s numbers worth a closer look.

The quick read: The median list price is $375,000, inventory is just 33 homes, and the Market Action Index is 48. That keeps 93726 in a Strong Seller’s Market, even though the index has eased from 53 last month.

The Big Picture: Seller Strength With More Price Sensitivity

Altos Research describes 93726 as a market that has remained strong for several consecutive weeks. With the Market Action Index still well inside the seller’s zone, prices have recently resumed their climb and are approaching the market’s previous high.

The important nuance is that the Market Action Index has eased from 53 to 48. That does not suddenly make this a buyer’s market. It does tell us that the balance is slightly less intense than it was a month ago. For now, limited inventory continues to support prices, but the direction of the index is worth watching.

The Numbers That Define 93726 Right Now

The Most Important Number May Be 28 Days

The difference between the 65-day average and the 28-day median tells an important story. A smaller group of older listings is stretching the average, while many correctly positioned homes are still moving in about a month.

That gap is a practical reminder for sellers: the market is active, but it is not forgiving. Strong demand does not rescue every property from poor pricing, weak presentation or deferred maintenance. The fact that 42% of active listings have recorded a price reduction reinforces the same point.

What the Four Price Segments Reveal

Altos divides the active market into four approximately equal segments. This view shows that performance varies significantly by price point.

The lower-middle segment is currently the fastest-moving portion of the market, with a median of just 21 days. Its absorption count also exceeded new supply in the weekly report, pointing to particularly healthy demand around the $350,000 level.

The top tier is also moving efficiently at 28 days, while the upper-middle tier is taking 38 days. The surprise is the entry tier. Despite its lower median price of $251,000, it is taking 84 days. The report does not identify why, so the data should not be overinterpreted. Differences in condition, financing requirements, property characteristics or micro-location may all contribute.

What Sellers Should Take From This Market

A Strong Seller’s Market is good news, but it is not permission to ignore the evidence. Nearly half of active listings have reduced their price, and the overall Market Action Index has moved lower month over month.

The strongest strategy is to launch close to the price buyers are already validating. In 93726, homes in the middle of the market appear to be generating the cleanest velocity. Sellers who prepare the home, price it in line with competing inventory and respond quickly to early market feedback are best positioned to benefit from the current supply shortage.

What Buyers Should Take From This Market

Buyers should expect competition, especially for well-presented homes near the middle of the price distribution. Inventory of only 33 homes means there may not be many close substitutes when the right property appears.

Still, the market contains negotiating opportunities. A 42% price-reduction rate shows that some sellers are testing values above what buyers will support. The best approach is to distinguish between a fresh, accurately priced listing and an older listing that has already missed the market.

The Indicator to Watch Next

The clearest forward-looking signal is the Market Action Index. Altos notes that prices are moving toward the market’s all-time high and identifies a persistent decline toward the buyer’s zone as the warning sign that price strength may be fading.

For now, 93726 remains a tight, active seller’s market. The current reading is not “anything goes.” It is a market where good homes can move quickly, disciplined pricing matters and buyers are paying attention to value.

I broadened my mind at its schools (I went to high school right here at San Joaquin Memorial, and to college at Fresno State!) I love that if I drive for two hours in one direction, I can be in the mountains. For two hours in another, luxuriating on a California beach.
